The Dream Number.
$5,926,855 is the home priced as drawn and specified. Bring us in early, design & construct with Matyas' intent intact, and we would set the target at $4.9M including GST. It takes a few dramatic options. Here's where we'd find them.
How to make it a reality.
The structure, engineered by us
Middle Park sits on the same high water table we've been building into for years along the bay. With our engineers on the basement and main structure from day one, we design for the ground as it actually is, not for the worst case a desktop assessment has to assume. Dan from our site team can show you what that looks like mid-pour.
Local value management of external materials
At Anderson Road ↗ the specified brick was $10 a brick. We sourced the same brick for $3 and adjusted the laying technique, taking roughly 70% out of the package with the architecture untouched. Wright Street is a brick house. This is the lever that matters most.
International direct factory sourcing of internal materials
Canterbury Road was bought the way we'd buy Wright Street: directly from the factories, internationally, against a conventional locally sourced specification. The marble below — slabs, benchtops, fireplaces, vanities — was sourced direct. The finished home set the Middle Park record for an attached terrace. You'll walk past it on the next page.
